Design and Construct (D&C)
Typically the D&C model is utilised for clientele that will potentially be semi experienced and experienced developers, of which would already retain or have possession of the proposed project site, have conducted relevant feasibilities, yield studies, performance based design and retain a good understanding of their target market and demographic.
Similar to the ECI model, Tomaria Construction offer Design Development (D&C) services in support of your initial feasibility, subsequent ‘performance design’ and construction cost estimates. This is conducted by way of Value Management and Engineering most, If not all facets of the proposed building, services and products to meet the performance design expectation, construction cost estimate and client ‘Fit for Purpose’ expectations utilising our experienced Project Managers, extensive design management strategies, alternate construction methods / philosophies, and bulk purchasing capabilities.

Feasibility Budget Estimate, Cost Planning and Project Estimation
The in house Project Management team will undertake and manage a full review of your preliminary concept design / yield study (ECI), Performance (D&C) and or Detailed design (Construct only) drawings and associated documents in formulating detailed preliminary cost estimates or complete tender submissions for your project at anyone or more of the aforementioned stages.
Our service allows for and includes open and transparent collaboration with our clients with the point of difference and mindset, being, “Think like a developer with the skills of a Builder” that provides a service most building contractors cannot, resulting in project ‘end cost’ certainty in support of your feasibility from the earliest stage of engagement.
Project / Construction Management
Director of Construction Darren Alexander will oversee and manage the highly experienced Project Management team allocated for every project, each project is allocated a specific Project Manager. All Project Managers are highly experienced industry professionals and have direct contact with each client through every stage for which Tomaria Construction is engaged.

Interior Architecture
The Interior Architecture service is individual to each client and their project. This allows our clients to explore options with the interior architect without investing their own valuable time searching for products and materials.
Joinery & Cabinetry
With our own inhouse Cabinetry manufacturing facility, Tomaria Construction has the ability for in depth cost control on all cabinetry designs. Each client has the opportunity to meet with our Cabinet Make and Interior Architect to design their Cabinetry whilst understanding the price of all fittings that are available.
